Size is not the whole story: dumpsters are rented by material type. Each type goes to a different disposal facility — that is why mixed loads bring extra fees. One choice to make, five options:

Why it matters. A dumpster rented for concrete that shows up at the disposal facility with wood in it is refused at the concrete rate: the sorting gets billed back. Does the zoning by-law really name the job-site dumpster in Sorel-Tracy?

Yes, and that is rare. Section 263 of by-law 2222 forbids installing a container on a lot to carry on a use there, then specifies that the prohibition is neither intended nor able to prohibit the use of a container to receive residual materials while work is being carried out. The job-site dumpster is written into the zoning. One reservation travels with the sentence — subject to the provisions applicable to its siting — and it translates simply: the box stays entirely on your land, never in the street right-of-way, strip of lawn included.

What do renovation debris left on the lot cost here?

The public-safety by-law in force (RM-2017, section 6.1.9 f)) makes it a nuisance to leave construction debris — boards, pipes, bricks, nails, steel, asphalt shingles, vinyl — anywhere other than in a container intended for it. The fine is $125 for an individual and $250 for a legal person, doubled on a repeat offence. The preceding paragraph tolerates materials in the open only while work is under way. One honest limit, written into the last paragraph: the provision does not apply to commercial, industrial, forestry or farming activities that comply with the zoning. It aims at the residential lot, not at an industrial site in good standing.

Does the ecocentre at 3145, rue Joseph-Simard replace a dumpster?

For a car trunk, largely: entry costs residents of the MRC de Pierre-De Saurel nothing, on proof of residence, and the site sits inside the city. For a job site, four walls go up. It shuts its door on any material coming from a commercial business — the MRC writes it just that way. Sorting is mandatory on site and wheeled carts are not admitted, even to make hauling easier: everything comes off by hand. From December through March it opens only on Thursdays, Fridays and Saturdays, until 4 p.m. And late in the day, once the maximum intake capacity is reached, the gate can close on the last to arrive.

Can a driveway in the Vieux-Sorel grid take a 20-yard?

Often, but it gets measured first. The plan of the 1780s left square blocks, narrow lots and driveways shorter than elsewhere in the city. The marker is simple: count about the size of a Dodge Caravan for a 20-yard, and if the minivan fits in the driveway, so does the box. The reflex of dropping to the 10-yard to gain room does not work, since it is a 20-yard filled halfway: the height comes down, the footprint stays put. When the driveway truly falls short, we look at the side yard, and we only talk about the street if work has already been permitted.

What does it take to put the dumpster on a Sorel-Tracy street?

A work permit first. Section 52 of construction by-law 2224 allows a public street to be used following the issue of a building permit or a certificate of authorization, and subject to the authorization of the designated officer. Then come eight conditions: no more than one third of the width of the street, at least one sidewalk clear at all times, marking by day and lights by night, a 1.8-metre ceiling on the height of materials, an insurance policy in the name of the person responsible for the work, and a full clean-up at the end. The fee by-law also provides for a temporary public-domain occupancy certificate at $0, but no text says it is the same piece of paper: we call the planning department with you, at 450 780-5600, ext. 5690, before booking. With no permitted work, nothing covers the street, and an object obstructing traffic can be removed at your expense.

Can the truck enter a sector closed to heavy vehicles?

Yes, to deliver. By-law 2197 closes the roads listed in its schedule A — grouped into sixteen zones numbered 1 to 16 — to trucks of 4,500 kg gross vehicle weight rating and up, and to tool vehicles. Its section 4 sets aside local delivery, which the by-law defines itself: delivering goods, picking them up, providing a service or performing work in a zone where a sign allows access. The mention of the sign belongs to that definition; it is not invented. Two practical consequences: the truck arrives, drops the box and leaves, it does not idle at the curb. And on rue Augusta, between rue du Roi and rue de la Reine, only the loading or unloading manoeuvre, carried out without interruption, escapes the ban.

Which size for a Sorel-Tracy house built before 1981, and how long can I keep it?

The 20-yard handles most of these projects — shingles, drywall, cabinets, old floors — and it is placed at a glance: about the size of a Dodge Caravan. The 40-yard is kept for demolitions and commercial job sites; the 10-yard becomes useful when it is the weight that climbs rather than the volume. Watch out for mixing: a box rented for soil and rocks, for concrete, for bricks and mortar or for asphalt takes that material and nothing else, on pain of sorting fees. Seven days are included, extendable by agreement. The other way round, a box freed up within 48 hours of delivery opens the Libération Express credit of $50, put back on your credit card. Two dwellings in three went up before 1981

The 2021 census credits Sorel-Tracy with 35,165 residents and 17,069 occupied private dwellings across 57.28 km², or 614.0 people per square kilometre. The city is ageing along with its buildings: the median age reaches 53.2, and 39.9% of households hold a single person. Among the dwellings, 52.6% are single detached houses. Above all, 4,435 dwellings date from 1960 or earlier and 6,955 from 1961 to 1980, against only 570 built between 2016 and 2021, while 935 were calling for major repairs. So the box is not here to raise anything new: it empties roofs, bathrooms, basements and replaced windows.

Vieux-Sorel is no ordinary neighbourhood. It is a grid drawn in the early 1780s by Major John French and Surveyor General Samuel Holland: perfectly square blocks around the Carré Royal, classified as a heritage property on March 24, 1961, whose walkways trace the Union Jack, and streets that borrow their names from the royal family — Charlotte, George, du Roi, du Prince. That regular plan leaves narrow lots and short driveways. This is where the size marker earns its keep: a 10-yard is a 20-yard filled halfway — the same rectangle on the ground, simply lower. Going down a size never lengthens a driveway.

In the Tracy sector — the former town that became an official sector at the merger of March 15, 2000 — and in the belts built between 1961 and 1980, driveways stretch out and take the 20-yard, about the size of a Dodge Caravan. The PROTEC-O-SOL floor, planks included, spreads the load over the asphalt; our drivers' tip fits in one sentence: lay four flattened cardboard boxes or a thin sheet of plywood where the box will land, because under the paint there is nothing but steel. And if you are hunting for the name of your own sector, the city officially delimits only eight, its electoral districts: Bourgchemin, Richelieu, Saint-Laurent, Vieux-Sorel, Du Faubourg, Des Gouverneurs, Des Patriotes and Pierre-De Saurel.

Two industrial parks, a port, and an ecocentre closed to business

The planning by-law draws a clear line between two industrial parks. Parc industriel Joseph-Simard follows Autoroute 30 — the “autoroute de l'Acier” in municipal regulations, its official name — between route Marie-Victorin and the rail line. Parc industriel Ludger-Simard hugs the rivière Richelieu, on the grounds of the old Marine Industrie shipyards. Add the industrial-port complex and its six million square feet of industrially zoned land: its multimodal handling area was inaugurated on September 14, 2021, and its operator, QSL International ltée, is putting 30 million dollars into it over five years for close to 40 jobs. Autoroute 30, the CN rail line and the fleuve Saint-Laurent all reach the site.

On October 9, 2025, Rio Tinto Fer et Titane announced the permanent shutdown of its Usine des poudres métalliques; its metallurgical and critical minerals complex keeps turning out titanium dioxide, high-purity iron, steel billets and scandium oxide. Along Autoroute 30 and route Marie-Victorin, the Technopole en écologie industrielle and the Centre de transfert technologique en écologie industrielle, attached to the Cégep de Sorel-Tracy, round out the picture. On the retail side, the characterization study carried into the planning by-law goes back to 2012: it counted 853 places of business at the time, 45% of them downtown and on boulevard Fiset Nord.

For every one of those businesses, the municipal door is shut before anyone knocks: the MRC keeps its ecocentre for residents, and nothing coming out of a commercial business is taken in. The 40-yard therefore stays at the foot of the job site, emptied at the pace of the work, driven by someone who knows the sixteen zones of schedule A to by-law 2197: on those roads, a truck of 4,500 kg or more comes in only for a local delivery, in a sector where a sign allows it.

Seven months of car shelter, and a number to call after 3:30 p.m.

A temporary car shelter is allowed from October 1 to April 30, only inside an off-street parking area and at least 2.5 metres back from the curb or the pavement; outside that window it must come down entirely, support structure included. Seven months a year, the tarp therefore monopolizes the very rectangle of asphalt the box would take. That is winter's real constraint in Sorel-Tracy: a contest for ground space, not a ban on dumpsters. And taking a smaller size settles nothing, since the 10-yard keeps the footprint of the 20.

Out on the street, the rule is conditional. From November 15 to April 15, parking on a public road is prohibited between 1 a.m. and 7 a.m. whenever a snow-removal operation is triggered, and stays prohibited until that operation is declared over. Checking falls to the vehicle owner: the operation is announced each day from 3:30 p.m. on the info-déneigement line, at 450 551-8095, and by free email or text alert. The fine the city advertises is $294, fees included, with towing possible. The city puts figures on its thresholds as well: crews head out when 2.5 cm has settled on the ground, the blower comes once accumulations pass 5 cm, and a full cycle of clearing then hauling takes about three days. None of that names a dumpster — the rule covers road vehicles — but at night the roadway no longer belongs to the people who live on it.

Two last things before January. Pushing, blowing or heaping snow into a street or its right-of-way is a nuisance, and an owner who hires a snow contractor answers for the offence that contractor commits: a box set too close to the mouth of the driveway ends up moving that problem onto your side of the line. And the municipal way out narrows: the ecocentre drops to three opening days out of seven from December through March, and bulky-item collection stops altogether from November to March.

Why the drop-off centre is not enough in Sorel-Tracy

Living in the hub city means having it at hand, without a kilometre to drive. Nothing to pay either, for anyone living in the MRC who can prove it. What remains is what the site will not do.

At the curb, two details finish the demonstration. The 2026 calendar splits the city's addresses into sectors A, B, E, F, G and H, and requires carts to be set out on your own property, in the driveway or on the lawn, along the street — never in the road, never on the sidewalk, never on the bike path. And the extra cart, capped at 360 litres by by-law 2181, went from $120 in 2023 to $180 for the year 2026 — without taking a cubic metre of drywall any more readily. As for bulky items, they are picked up one week a month between April and October — five winter months with no pass at all — the refusal list names construction materials along with doors and windows, and whatever goes up into the truck leaves for landfill unsorted.
