On the residential side
Longueuil is Quebec's fifth-largest city by population: 254,483 residents, 113,086 occupied private dwellings, 115.77 km². But 49.1% of those dwellings — 55,555 of them — sit in apartment buildings under five storeys, against 31.9% single detached houses; add in the duplexes and the buildings of five storeys or more and the apartment accounts for 58.9% of the stock, with 47.7% of households renting. Assume an asphalt driveway in front of every door and you would be wrong one time in two: in Longueuil the drop spot gets agreed on the phone, before the truck rolls, and sometimes it lands on the public side of the property line.
The other figure that counts: 62,550 dwellings, 55.3% of the stock, date from 1980 or earlier. Original kitchens, bathrooms and basements all reach renovation age together. We deliver in Vieux-Longueuil, Coteau-Rouge, LeMoyne, Laflèche and Vieux-Saint-Hubert exactly as we do on the new streets: the Vieux-Longueuil heritage site, designated in 1993, holds more than 950 buildings on its own, and chemin de Chambly — the founding route laid out in 1665 as a military road between Montréal and Chambly — still runs through the old village core of Saint-Hubert. In Greenfield Park, the old faubourg follows Churchill and Empire boulevards.

On the commercial side
In 2015, the urban plan counted eight industrial parks and sectors in operation in Longueuil — more than 800 businesses, more than 26,000 jobs — plus a ninth, Du Tremblay, still to be developed: 1,446 hectares in all, 190.74 of them available. Jean-Neveu leans on Highway 20, Route 132 and the rail line; the airport zone alone keeps 145 hectares free, in the Saint-Hubert borough where Longueuil was designated in May 2024 as one of the three poles of the “Espace Aéro” aerospace innovation zone. Three sectors call for more planning at delivery: Jacques-Cartier, boxed in between Route 116 and a residential sector; Litchfield, enclosed within residential surroundings with limited vehicle access; and Pilon, split by a residential sector.
The city says so itself: Route 116 and the rail line running alongside it cut the territory in two and reduce north-south permeability. Two addresses two kilometres apart as the crow flies can therefore demand a full detour — we build that into our 40-yard rotations. On a job site the city leaves only two options: haul the materials out immediately, or store them in a suitable bin as the work goes along (CO-2011-700, s. 4.6.9). The three borough planning by-laws repeat the requirement for “conteneurs adéquats” and allow the bin to sit on the job-site lot or on another lot, even one with no principal use.
