Choose the right type of dumpster

Size is not the whole story: dumpsters are rented by material type. Each type goes to a different disposal facility — that is why mixed loads bring extra fees. One choice to make, five options:

Why it matters. A dumpster rented for concrete that shows up at the disposal facility with wood in it is refused at the concrete rate: the sorting gets billed back. Who has to approve a dumpster in an Île-des-Sœurs condominium?

The board or the building manager, almost always ahead of the City. On the island, 60.1% of dwellings sit at one of 31 addresses of 100 units or more: the ground in front of the door belongs to the co-ownership, not to the co-owner. The City runs on the same logic for its own bins, which "may be requested only by building superintendents". Get the written agreement and the chosen spot, then call us: the date is settled in two minutes after that.

Are your trucks allowed onto Île-des-Sœurs?

Yes for a delivery or a pickup at an island address — that is exactly the case the by-law provides for. The agglomeration's trucking data set classes 345 of the island's 383 segments as trucks prohibited except local delivery, arteries included. What a truck does not have is the right to cross the sector on its way elsewhere: outside the north entrance, there is no transit. In practice, our truck comes in, sets the dumpster down, and goes back out.

Is my address on the local-street rate or the arterial one?

That gets checked segment by segment, never from the name of the street. Eleven axes on the island are arterial over most of their length — among them boulevard de l'Île-des-Sœurs, boulevard René-Lévesque, chemin du Golf and place du Commerce — and nine other ways carry a lone arterial segment, often at their intersection. The gap counts: $48 a day on a local street, $88 on an arterial one, for the very same parking lane. We have your segment confirmed at the Comptoir des permis (514 765-7083) before quoting anything at all.

Isn't my building's 360-litre bin enough for renovations?

No, and two municipal rules say so in their own way. The 360-litre bin of "secteur 1" — L'Île-des-Sœurs and Crawford Park — serves the household garbage of a "residential building of 9 dwellings or more (condo tower)", not rubble. And the collection of bulky items and construction waste tops out at 2 m³ per civic address, roughly 2.6 cubic yards for a whole tower, with no construction bags. Add that the City supplies no recycling bin at all to buildings of 20 dwellings or more, where 73.3% of the island's dwellings are: private handling is already the rule here.

Is a municipal permit required on Île-des-Sœurs?

On private property, no: the Verdun block states it in one sentence, as valid for a residential building as for a commercial one. The moment the dumpster reaches the public way — roadway, sidewalk, bike path, public square or park, and the island counts at least 18 of those — the temporary occupancy permit becomes mandatory, on at least 2 business days' notice and through an application filed online only. When a contractor carries out the work, the contractor is the one to file it. Mind the Verdun calendar: on Friday the counter comes down at 12:30 p.m.

Where do the debris go, since the island has no ecocentre?

With us, or to the LaSalle ecocentre, 7272, rue Saint-Patrick (514 872-0384), the closest to Verdun's territory. It is shut every Monday of the year and on Sundays as well from October 15 to April 14; a resident drops off 12 m³ a year at no charge, then pays $31 for every extra cubic metre, and a construction business pays that rate from the very first one. Two reservations weigh heavily: nobody helps you unload, and every run from the island takes the autoroute axis, the sector's only way out.

Which size to redo a condo, and what is Libération Express worth?

For a kitchen, a bathroom, flooring and closets, the 20-yard is plenty: about the size of a Dodge Caravan, which is to say one visitor parking space. The 10-yard is that same 20-yard stopped at half its height — it lays down the identical rectangle: in a parking lot already tight, it hands back not one square inch. The 40-yard speaks rather to boards redoing an entire building. Every rental runs seven days, from the 10 to the 40. Ask for the pickup inside the 48 hours that start at delivery and Libération Express gives you $50 back: a credit posted to your card, which soaks up the extras or is refunded in full if nothing is added to them. Offer valid during the high season (March to October).

A neighbourhood planted in one go, and built upward

The portrait the borough of Verdun filed with the Office de consultation publique de Montréal in 2017 put the island at 20,461 inhabitants at the 2016 census — against 18,315 in 2011 — over 3.7 km², with 9,635 households, 3,785 of them one-person, and growth concentrated among the 65-to-74 age group (+22%) and people 75 and over (+26%).

The property assessment roll explains all the rest. It records 8,661 residential units spread over 2,273 civic addresses, and 60.1% of those units — 5,202 dwellings — hang on 31 addresses alone, each of 100 units or more; 15 further addresses carry between 50 and 99. At the other end of the range, 2,206 addresses hold a single dwelling, on lots whose median area is 209.5 m²: row housing, not suburban bungalows. Add 562 accessory condominium units — 445 indoor parking spaces, 75 storage spaces, 42 outdoor parking spaces — a signature you will not find in a plex neighbourhood.

Another local trait: not one residential unit here was built before 1961. The oldest dates from 1967, the newest from 2025. The 1980s delivered 30.5% of the stock — 2,602 units now turning forty, the age at which windows, balconies, roofs and underground garages come due — and 52.3% of the stock is later than 2001. The work here is therefore not the heavy restoration of an old building: it is the inside of a condo being redone, and an entire building brought up to standard by its board.

The north end of the island: fifteen years of announced work

The northern part of the sector, roughly 79 hectares, is covered by a special planning programme adopted in 2020, bounded "to the east by the bank of the fleuve Saint-Laurent, to the north by the chenal de l'Île-des-Sœurs, to the west by boulevard de l'Île-des-Sœurs and to the south by boulevard René-Lévesque and rue Cours-du-Fleuve". It takes in "place du Commerce and its surroundings (the main cluster of shops and services on L'Île-des-Sœurs)", the Campus Bell Canada site and the mixed-use Pointe-Nord quarter, aims at up to 120,000 m² of economic functions and about 3.5 hectares of new or redeveloped collective outdoor space, and runs "over a period of at least 15 years". The dates the City has already named: the NEX and FLEX towers at Pointe-Nord, in 2025 and 2026, a real-estate project at 8, Place du Commerce from 2026, a public square under the deck of the pont Samuel-De Champlain from 2028. Outside the programme, a multipurpose centre is planned on chemin du Golf, on a 15-to-20-year horizon.

For a building manager, a general contractor or a condominium board, this is the only part of the sector where open land and wide streets will still be found for years: everywhere else the island is finished, planted and private. The sector has no Google listing of its own: it falls under the territory declared by our Montreal Google listing, which totals 59 reviews for a rating of 5.0.

Winter is settled with the board and its snow contractor

Verdun's municipal snow-clearing assistance programme says it in black and white, under the subheading "Zone couverte": "This service is not available in the neighbourhood of L'Île-des-Sœurs." The same text excludes, everywhere else, "condominium buildings, where the service is provided by the association". In other words, the City itself acknowledges that on the island the driveways and the common areas answer to the co-ownership, not to a municipal crew. A dumpster that has to spend winter somewhere is therefore placed with the agreement of the building manager and of the contractor who clears the parking lot — both, never one without the other. Worth noting: the 2025-2026 registration period for that programme has closed and its block reads "Indisponible"; the exclusion of the sector, on the other hand, has nothing seasonal about it.

A second winter constraint comes straight from the way the streets were drawn: the island has no lanes at all. The City's Géobase records not a single odonym of that kind here, and the municipal article on Verdun's green lanes names none either. The usual fallback of plex neighbourhoods — "we'll just put it out back" — simply does not exist on this side of the chenal.

Why the drop-off centre is not enough in Île-des-Sœurs

From this sector no round trip happens without crossing the bridge: the island's single road link runs on the autoroute 15 axis. Six numbers to weigh before you load the car.

Municipal collection of bulky items and construction waste, for its part, runs into a ceiling of 2 m³ per address — about 2.6 cubic yards, a quarter of a 10-yard — with 25 kg per receptacle at most, construction bags refused, and it stays closed to businesses, stores, schools and organizations. In a two-hundred-unit tower, that ceiling is the ceiling of one civic address: two co-owners redoing their bathroom in the same month share it. The City lists the two ways out beyond 2 m³ itself: the ecocentre, for a fee, or a private contractor. Its own vocabulary says who decides, besides: L'Île-des-Sœurs and Crawford Park make up "secteur 1", the only part of Verdun where garbage bins are supplied free of charge, with a 360-litre bin for a "residential building of 9 dwellings or more (condo tower)" — but "bins may be requested only by building superintendents". On the recycling side, "building of 20 dwellings or more: no bin is supplied", and 73.3% of the island's dwellings (6,345 out of 8,661) sit at an address of that size: private handling of materials is already the norm here.
