What our drivers check before the box comes down
We deliver on every street in the village — Vaudreuil-sur-le-Lac has no named neighbourhoods, it describes itself by its streets — from rue Les Rigolets to rue des Tilleuls, and the truck plans its move before it arrives. Here the first question is not the size of the dumpster: it is front driveway, or side lane? Zoning caps a residential curb cut at 9 m wide at the street, sets the regulatory lane at 3 m, and the minimum side yard drops to 2 m in seven of the ten residential zones — from zone RA-6, where the minimum lot is 464 m², to zone RA-10, where it is 2,554 m². A 20 yard box, roughly the size of a Dodge Caravan, fits easily in a 9 m driveway; the same box will not go down a 2 m side clearance. The 10 yard equals a 20 yard filled halfway: same footprint, simply lower. Two more figures shape the choice of spot: parking may not take up more than 30% of the front yard, and the front yard must stay sodded and planted over at least 50% of its area.
The second thing our drivers look at in Vaudreuil-sur-le-Lac is the trees — and here that is not a courtesy, it is written down. Zoning requires a minimum tree density of one tree per 100 m² of lot, in every zone (s. 713), and section 721 names our trade outright: trees standing more than four metres from the work but liable to be damaged « by the dumping of debris, construction materials or excavated soil » must be protected like the rest, ringed with vertical planks at least 2.44 m long, and « it is prohibited to begin work without first putting in place the required protection measures ». Section 720 c) adds that compacting the soil by setting objects around a tree is prohibited across the whole territory. In practice: we pick the dumpster's spot outside the root zone, and we tell you when you book rather than once the truck is in the driveway. The urban plan, in its 2006 portrait, describes a village whose forest cover represents « about 40% of the total area » and which grew « on relatively large lots planted with trees », especially in the older sectors between the lake and rue Les Rigolets, and between the lake and rue des Ormes. Mature trees over a lane mean a box height to check.
The third is how the driveway meets the street. Two arrangements coexist in the village: the culvert driveway, which zoning governs by requiring a slope of at least 1 in 2 on each side, sodded or riprapped, and the concrete curb driveway. The difference is not cosmetic, and if the curb is in the way, know that in Vaudreuil-sur-le-Lac you do not saw it yourself: the municipality has the cut made by the contractor it appoints, at the applicant's expense, plus 15% of the final cost in administration fees. Laying a board, gravel or asphalt to get over the curb is itself a prohibited nuisance without authorization. Contractors and property managers in Vaudreuil-sur-le-Lac
Vaudreuil-sur-le-Lac is a village municipality of 1,342 residents on 1.37 km² of land area, according to the Répertoire des municipalités du Québec and data from the Institut de la statistique du Québec. Its population has hovered between 1,342 and 1,382 for seventeen years, and the urban plan put its carrying capacity at « about 1,600 residents » — a threshold never reached. The last large buildable parcel is in fact becoming a park: 11.3 hectares of woodland, « the equivalent of 18 soccer fields », have been protected in perpetuity since phase 1, a phase 2 was under way in the summer of 2026, and an interim control by-law already freezes, over part of zone RA-10, any new land use, any new construction, any tree cutting and any cut-and-fill work. Translation for a contractor: the volume here does not come from new builds. It comes from renovation, demolition and the clear-out of a mature single-family housing stock — single-family housing takes up about 92% of the urbanized land according to the urban plan's 2006 portrait, and it is the only residential use ticked in the zoning grids.
This is also where Vaudreuil-sur-le-Lac stands apart from most municipalities we serve: its construction by-law names the waste container in two sections, one that allows it, one that requires it. Section 325 lets anyone holding a building permit « have installed on the lot, throughout the construction or alteration period, a container intended to collect construction waste » — with no maximum duration: the authorization is tied to the job site, not to the calendar. Section 400 goes further: a holder of a demolition certificate « must have installed on the lot, throughout the demolition period, a container intended to collect demolition waste ». The municipality checks upstream — its application form carries a field titled « Mode de disposition des matériaux de démolition », requires the contractor's RBQ licence number, and states in capitals « VOUS DEVEZ ÊTRE EN POSSESSION DU PERMIS AVANT DE COMMENCER LES TRAVAUX » (you must hold the permit before starting work).
The calendar is tight, and worth knowing before you book. The municipality announces a 30-day issuing delay for permits and certificates, applied for by PDF form sent to the planning department. A demolition certificate is valid for only two months; an exterior renovation permit, six months, and it becomes null and void if work is interrupted for more than one month. Two points for businesses. First, the regional drop-off centre is no way out: small industrial, commercial and institutional operations may use only the Vaudreuil-Dorion and Rigaud centres, without the first twelve cubic metres free, at 25 $/m³ payable on site before unloading, and « any material from industrial, commercial, institutional or agricultural activity » in quantities not comparable to residential is refused there. Second, a rare piece of good news: the harmonized parking by-law provides an express exception for a heavy vehicle making a delivery or carrying out work — our truck stopping on a residential street is written into the text. And because the nuisance, safety, peace and order and parking by-laws are harmonized and identical across the 23 municipalities of the Vaudreuil-Soulanges regional county, what you read here applies word for word at your other customers' sites in the area. The village also has a single commercial zone, at the corner of rue Les Rigolets and boulevard Saint-Charles, and a single industrial zone along rue Dumberry, separated from the residential sector of rue Besner by a 35-metre buffer.
