In Sainte-Marthe-sur-le-Lac the first question is not about your driveway: it is about the street. By-law 569 prohibits truck traffic across the entire territory — with the single exception of Boulevard des Promenades, between the Deux-Montagnes boundary and Boulevard des Pins — and it defines a « truck » as a road vehicle with a net mass over 3,000 kg. Then the geometry. Zoning caps a residential driveway entrance at 8 m wide (3 m minimum), allows at most two per street with 12 m between them, and requires the front yard of a detached single-family home to stay at least 45% green — 35% if semi-detached, 30% if row, and 20% for the back yard. Hard surface is therefore capped by by-law. A 20 yard box, roughly the length of a Dodge Caravan, fits without trapping the car when the spot is chosen ahead; the 10 yard equals a 20 yard filled halfway — same footprint, simply lower. Three clearances our drivers keep in mind: 1 m from a lamp post, 1 m from a catch basin, and « a 1.5 m clearance around a fire hydrant must be maintained at all times ». On a corner lot, nothing may be set down inside the visibility triangle — two 6 m segments from the street corner, where nothing may rise above 0.75 m. That is not a dumpster rule, it is a corner rule, and it decides the spot.

The third thing is what lies under the box and above it. To the north, the town describes an organic street grid with « many cul-de-sacs and loops »; south of Chemin d'Oka, a more regular grid, but areas its own urban plan calls « irregular subdivision », « narrow, small lots » and « narrow public right-of-way » — with roadside ditches. Above, the trees: during work that requires a permit, zoning forbids that « any storage of material, any debris, any tool, any equipment » be placed inside the projection of a tree's crown, and forbids using a tree as a support. The exclusion zone is not a fixed radius: it is the crown's shadow on the ground, wider under a large maple. So we pick the spot outside that projection, and we say so when you book rather than once the truck is there. Rare, and worth knowing before you bid: the town does not merely tolerate the job-site dumpster, it names it. Section 65 of construction by-law URB-2025-1100, titled « Conteneur à rebuts », provides that the holder of a building permit « may have installed on the lot, for the whole period of construction or alteration, a container intended to collect construction waste ». The other end of the chain is just as plain: construction or demolition debris left on a vacant or built lot is a prohibited nuisance « except in places legally or lawfully authorized » (by-law 640, s. 4.1 l) — the dumpster is that place. Two sections close the loop: the owner « is responsible for the state of their property, even though it may be leased, occupied or otherwise used by a third party » (s. 5), and the inspector may order a nuisance removed within 24 hours at most, after which the town removes it at the owner's expense, those costs becoming « a privileged claim on the property » ranking with a municipal tax (s. 4.2).

For a contractor, one fact settles everything: the municipal dry materials depot « is not offered to contractors » and « commercial trailers are not accepted at the site entrance ». There is no drop-off centre in Sainte-Marthe-sur-le-Lac, and no regional one at the Deux-Montagnes regional county either: materials leave the lot in a dumpster. After a demolition, the lot « must be cleaned of all waste or material » no later than 5 days after the work ends, and the materials « must be carried off site » and may only be dropped at an approved place (URB-2025-1100, s. 63); burning rubble on site is prohibited (s. 64) and dust-producing debris « must be watered continuously and adequately while being handled » (s. 66). Finally, south of Chemin d'Oka — the sector flooded on April 27, 2019 — soil does not move freely: a certificate of authorization is required for any fill or excavation over 10 cm (100 $) and for any work in the littoral zone, the shoreline or a flood zone (50 $).
