What our drivers know about Boisbriand before the box comes down
One home in two in Boisbriand is a single-detached house — 52.6% of the 9,940 private dwellings the urban plan counted in 2011 — and that is exactly the private-driveway profile where our dumpsters land best. A third of the stock is multi-family, though, heavily concentrated in Sanche — Dugué, around the Curé-Boivin industrial park, where the 2006 census counted 64.5% multi-family dwellings and 59.2% renters, and in Beth-Halevy, 316 dwellings mostly built before 1986. There, the driveway is shared or does not exist: it is the first question we ask on the phone. A 20 yard box takes up roughly the surface of a Dodge Caravan; the 10 yard equals a 20 yard filled halfway — same footprint, simply lower.
The second thing our drivers know about Boisbriand is that its five neighbourhoods do not look alike. Along chemin de la Grande-Côte — the founding road, Route 344, « une route sinueuse », a winding road, as the urban plan puts it — wood-clad farmhouses and heritage buildings sit beside the bungalows of the 1950s and 1960s: in the Grande-Côte — Filion district, 81.9% of homes are single-family and 81.9% of households are owners. The Centre-ville held 40.5% of the city's population in 2006, and there « almost every street is lined with trees » — branches the truck accounts for. As for the streets of Île de Mai and Île Morris, the two inhabited islands of the rivière des Mille Îles, the city itself bans overnight parking there at all times in winter « for safety reasons or space constraints »: when a municipality writes that, our drivers ask two more questions before easing a box down there.
The third is the clock. In Boisbriand, the delivery of materials is expressly classed as minor noisy work by the quality-of-life by-law: prohibited Monday to Friday between 9 p.m. and 7 a.m., and on Saturdays, Sundays and holidays between 5 p.m. and 9 a.m. No dumpster at 7:30 on a Saturday morning, then — our routes fit inside those windows, and you get the hour along with the date. As for the surface, nothing to supply: PROTEC-O-SOL planks come with every box and spread the load over asphalt and pavers alike. Our drivers' tip for full protection: four flattened cardboard boxes or a thin sheet of plywood on the chosen spot, before the truck arrives.

Contractors: the most industrial city on the North Shore
Boisbriand presents itself as « leader des villes industrielles de la MRC Thérèse-De Blainville et de la Couronne Nord » — the leading industrial city of its MRC and of Montréal's northern ring: about 900 businesses, including close to 300 industrial firms employing more than 8,000 people and over 230 stores employing more than 1,500. Its seven industrial parks — Curé-Boivin, Faubourg Boisbriand, Lionel-Bertrand, Amédée-Dion, Ambroise-Lafortune, Lavoisier-Lacasse and Lafayette-Laliberté — added up to 3,049,804 m², 283 companies and 7,808 jobs in the 2015 count. The Faubourg Boisbriand occupies the former General Motors of Canada site, opened in the early 1960s and closed for good in September 2002, requalified in three phases at the junction of highways 15 and 640; its residential phase, a first of its kind on the territory, follows LEED-ND principles, and the hub ranks among the 12 « commercial poles of Greater Montréal » of the metropolitan plan. A detail structural people will appreciate: according to the regional planning scheme cited in the urban plan, Boisbriand is the only place in the MRC where bedrock offers a bearing capacity of 10,000 to 15,000 pounds per square metre. Our swaps keep that industrial pace: 40 yard dumpsters, photo tracking of every delivery, SMS notifications, flexible pick-up — and the 50 $ Libération Express credit when the box is freed within 48 hours of delivery, during the March-to-October high season.
Three local rules weigh on a commercial job site, and we factor them in by default. The ecocentre is closed to contractors with no nuance whatsoever — « whether or not accompanied by a resident », the official page writes —: rotating dumpsters is the route that remains, and it gets planned. Demolition requires the owner's written undertaking to clean debris off public roads daily and to name the site authorized by the Environment ministry where the debris will be taken (RV-1444, s. 21.20); backfill, cut and excavation work runs between 7 a.m. and 5 p.m., Monday to Friday (s. 21.22) — our deliveries and pick-ups line up with those windows. And planning fines were raised in 2025: 1,000 $ to 2,000 $ for a corporation at the very first offence, with every day counted as a separate offence. On the flip side, the city moves fast when the file is complete: in person, by appointment, « the permit may be issued the same day ». So do we — delivery can follow the same day, subject to availability.
