Why it matters. A dumpster rented for concrete that shows up at the disposal facility with wood in it is refused at the concrete rate: the sorting gets billed back. Do I need a permit to place a dumpster in Bois-des-Filion?

The honest answer depends on where, and here more than anywhere. No Bois-des-Filion by-law expressly requires a permit for a rental dumpster: the word « conteneur » appears neither in by-law 7100 on permits and certificates, nor in construction by-law 7400, nor in the urban plan, and the closed list of certificates of authorization covers no such case. But the zoning by-law does name the « conteneur à déchets » in the table of section 4.2.1 and marks it « No » in the front yard and front setback, « Yes » one metre from the lot line in side and rear yards. Since the access lane of a detached house is a front yard under that by-law, we promise nothing for the driveway without a call: planning department, 450 621-1460, extension 1401, or urbanisme@villebdf.ca. We prefer that caution to a promise the by-law itself does not make.

Can I have the dumpster placed on the street in front of my house?

Only as part of construction work, and with authorization. Section 2.5.3 of construction by-law 7400 is explicit: « During construction work, the temporary occupancy of public property to place equipment, deposit construction materials or dig a cavity must be authorized by the town », for the duration of the work, without obstructing traffic, with roadway damage repaired at the applicant's expense. Outside of construction work, nothing in the published texts allows it. And from November 15 to April 15, parking on a town street between midnight and 7 a.m. is prohibited anyway — with any snowfall over 5 cm banning parking until clearing is done. So the spot is on your land: that is where we deliver.

Where can the dumpster go on my lot in Bois-des-Filion?

The table of section 4.2.1 of the zoning by-law answers « Yes » for the side yard and the rear yard, at a minimum distance of one metre from the lot line, and « No » for the front yard and front setback. Section 4.2.8 adds, for containers over 3 cubic metres — at a commercial, industrial or public and community establishment, in the text in force —, a storage space laid out in a side or rear yard, one metre from a property line, not visible from a roadway and set on a reinforced concrete slab — a permanent arrangement, which does not describe a seven-day drop-off. All three of our sizes exceed the threshold: 7.6 m³ for a 10 yard box, 15.3 m³ for a 20 yard, 30.6 m³ for a 40 yard. Before aiming for the driveway, a call to 450 621-1460, extension 1401, settles it in writing.

My driveway is six metres wide and it is the only one: will the dumpster block the car?

It is the first question a Bois-des-Filion driveway raises, because zoning caps the curb cut at six metres wide and allows only one on a lot 25 metres or less. A 20 yard box is roughly the size of a Dodge Caravan; the 10 yard takes the same footprint but sits lower and leaves more room to back out. Our drivers choose the angle and the side from what you describe on the phone — the slope of the lane, where the catch basin sits, whether a car shelter is up — because here the parking area must stay two metres from public property and the slope can reach 8%. And in winter, remember the town allows two temporary shelters per lot, from October 15 to May 1: the room gets reserved ahead.

Can the Bois-des-Filion drop-off centre replace a dumpster?

For a car trunk, yes: it is right on the territory, at 690 rue de la Sablière, and the first five cubic metres of dry materials, concrete-brick or asphalt are free for residents of the three towns it serves. For a job site, no. The 5 m³ allowance is smaller than a single 10 yard box, which holds 7.6; past it, the rate sheet sets 25 $ per cubic metre for dry materials, 35 $ for concrete-brick and 50 $ for asphalt. Above all, « disposing of dry materials using a dump trailer or a dump truck is prohibited »: everything comes out by hand, four days out of seven from 11 a.m. to 5 p.m., never on a Sunday. Add that both the 120-litre bin and the bulky waste collection refuse construction waste, and the arithmetic is quick.

I am a contractor: can I use the Bois-des-Filion drop-off centre?

No, and the town says so bluntly: « The drop-off centre is open to residents only. Industry, commerce and institutions (ICI) may not dispose of their materials at the drop-off centre. They will be refused access to the site. » Unlike Rosemère, no « commerçants » rate opens a side door, and no exception is made for a permit in hand. At the same time, the construction by-law requires that « construction debris or waste » be placed « in containers provided for that purpose » and that the lot be restored to a clean state within 14 days of the work ending. Obligation on one side, closed door on the other: all that remains is the private dumpster.

Can the Highway 19 work prevent a delivery?

It can delay one, which is why we check the street before setting the hour. The Highway 19 extension crosses the territory: on August 20, 2026 the transport ministry fully closed Route 335 between Boulevard Dagenais and Boulevard Des Laurentides from 10 p.m. to 5 a.m.; on August 18, 25 and 26, temporary lights were going in on Boulevard Adolphe-Chapleau at 31ᵉ and 33ᵉ Avenues, with those avenues closed at the boulevard; and from August 24 to 28, paving closed 25ᵉ Avenue, 36ᵉ Avenue and Rue Joseph-Germain, the town warning that « access to private parking may be restricted during the work ». Since Boulevard Adolphe-Chapleau has remained the town's only east-west link since the 1973 expropriation, a closure there is felt immediately. We check the town's notices and the 511 line before every departure.

My 120-litre bin is not enough for a renovation — what now?

Nothing makes it bigger: « Each dwelling is entitled to a single 120-litre garbage bin », and a larger bin « will not be collected ». Extra bags are possible, but each one requires a 2 $ Surplus Garbage Sticker (five for 10 $), for a bag of no more than 90 litres and 20 kg, and collection comes only every other Wednesday. Above all, the detour does not work for a renovation: the third-Monday bulky waste collection refuses « construction, renovation and demolition waste » by name, and the branch collection refuses construction materials « including wood boards ». A 10 yard box clears in one go what the bin would take months to swallow — without a single sticker.

What our drivers check before the box comes down

We deliver everywhere in Bois-des-Filion, from the numbered avenues by the river to the industrial park on Rue de la Sablière, and the truck plans its move before it arrives. The first thing our drivers look at here is the driveway entrance itself. Zoning caps a Bois-des-Filion curb cut at six metres wide — three at minimum — and allows only one on a lot 25 metres wide or less. That is narrower than Rosemère (7.5 m) and well under Lorraine (8.5 m), and it changes everything: a dumpster set down in a Bois-des-Filion driveway takes up the lot's only vehicle access. So the spot gets chosen on the phone, not in the driveway. The access lane itself must run perpendicular to the street and its slope can reach 8%. A 20 yard box, roughly the size of a Dodge Caravan, fits without trapping the car when the spot is agreed ahead; the 10 yard equals a 20 yard filled halfway — same footprint, simply lower.

The second thing is the surface. Zoning leaves no choice: every access lane must be surfaced in asphalt, paving stone, cut stone or concrete within twelve months of the building being occupied, and half-circle or « L »-shaped parking areas are prohibited for single- and two-family homes. What receives the dumpster in Bois-des-Filion is therefore a finished surface, often a narrow one, kept at least two metres from any public right-of-way. That is exactly what the PROTEC-O-SOL system is for, and it comes with every box: built-in planks that spread the load. Nothing to supply, nothing extra to pay. Our drivers' tip for full protection: four flattened cardboard boxes or a thin sheet of plywood on the chosen spot, before the truck arrives.

The third is overhead. Zoning requires only four metres of clearance under a branch overhanging a roadway — less than a dump body's lift height — and the urban plan itself describes Boulevard Adolphe-Chapleau as a « landscape marked by the presence of electrical wires and poles ». During work, the town adds that « no tree may serve as a support for any material » and asks that ground level be preserved within 1.5 metres of every trunk. Then there is the ground itself: at 2,327.8 residents per square kilometre over 4.36 km² in the 2021 census, Bois-des-Filion is denser than Lorraine (1,609.9 residents per km²) and than Rosemère (1,318.7), on a smaller territory than either. The 2017 urban plan says it plainly of the sector south of Boulevard Adolphe-Chapleau, that former cottage area turned year-round: « cramped lots », « problems of parking, snow management and proper layout », and « a few local streets end in cul-de-sacs, with no connection to one another ». That is the part of town where a call before delivery is not a courtesy.

Finally, something no other town in the county has: in 2026, we confirm the street before we confirm the hour. The Highway 19 extension crosses the territory and the closures change week to week. On August 20, 2026 the transport ministry fully closed Route 335 between Boulevard Dagenais and Boulevard Des Laurentides from 10 p.m. to 5 a.m.; on August 18, 25 and 26, temporary traffic lights were being installed on Adolphe-Chapleau at 31ᵉ and 33ᵉ Avenues, with those avenues closed at the boulevard; and from August 24 to 28, paving closed 25ᵉ Avenue, 36ᵉ Avenue and Rue Joseph-Germain, with the town warning that « access to private parking may be restricted during the work ». We check the town's closure notices and the ministry's 511 line before we leave: moving a delivery by a day costs less than missing it.

Contractors and property managers in Bois-des-Filion

For a contractor, Bois-des-Filion comes down to one sentence the town writes itself: « The drop-off centre is open to residents only. Industry, commerce and institutions (ICI) may not dispose of their materials at the drop-off centre. They will be refused access to the site. » No commercial rate, no permit-in-hand exception, no one visit a month: the door is closed. And the construction by-law requires the container — « construction debris or waste must be placed in containers provided for that purpose or in a space set up for that purpose on the lot » (by-law 7400, s. 2.5.5). The same by-law sets the rest of the calendar: machinery and tools leave the lot within 7 days of the work ending, the lot is restored to a clean state within 14 days, and any work carried out less than two metres from public property must be fenced to at least 1.80 metres.

Our rotations are built around that: 40 yard dumpsters for job sites that move, photo tracking of every delivery, SMS notifications on drop-off and pick-up, flexible pick-up as your work progresses. Every industry on the territory sits in the industrial park north of Highway 640 — a former sand pit of five million square feet returned by Transport Québec in 1997 and fully developed by 2005 — and that is where the drop-off centre is too, on Rue de la Sablière. For a property manager the decisive number is elsewhere: the town counts 1,335 dwellings in buildings under five storeys and 1,065 renter households out of 4,258 occupied dwellings (2021 census), and it supplies only one 120-litre bin per dwelling, with no second bin available; residential buildings under five units must use those bins, larger ones falling under a separate municipal service to be confirmed at 450 621-1460, ext. 3301. The 50 $ Libération Express credit rewards fast job sites: it applies when the dumpster is freed up within 48 hours of delivery, during the March-to-October high season. Two local details we factor in by default: quiet hours run from 9 p.m. to 7 a.m. Monday to Friday and from 9 p.m. to 9 a.m. on weekends and holidays — nothing noisy outside them — and Highway 19 closures get checked before every appointment.

In winter the driveway is shared — and here it is shared four ways

In Bois-des-Filion, the winter driveway is more contested than most, and the reason is arithmetic. Temporary car shelters are not merely allowed here, they are allowed in pairs: « Two (2) shelters are allowed per main building or per lot », from October 15 to May 1, with no permit, each no larger than 30 m² and no taller than three metres, necessarily inside the parking area, at least one metre from the sidewalk — 1.2 metres from the pavement where there is none — and two metres from any fire hydrant. Lorraine bans them, Rosemère allows one; here, two shelters can occupy a driveway six and a half months a year, on a driveway at most six metres wide. Vestibule enclosures and snow fences follow a shorter calendar, October 15 to April 15 only, the enclosure at least one metre from every lot line.

Then come the snow and the bins. The town asks that you never put snow from a private driveway on the sidewalk, in the street or in front of a fire hydrant, that you keep the street catch basin clear when it sits in or near the driveway, and that you leave nothing cluttering the sidewalk or the curbside — it names garbage and recycling bins. On collection day, « your garbage bin and your bulky items must be placed in your parking area or on your lot »: in Bois-des-Filion, bins live in the driveway, not at the curb. Street, sidewalk and municipal lot clearing is contracted out to private operators, and land damaged by their operations is to be reported to the town before May 1.

And the street is no fallback. From November 15 to April 15, parking a vehicle on a town street between midnight and 7 a.m. is prohibited, and « when snowfall exceeds 5 cm, all street parking becomes prohibited until snow clearing operations are complete ». At all times, parking is prohibited in bike and multi-use paths. Six months a year, a Bois-des-Filion driveway must therefore hold the snow, the bins, sometimes two car shelters — and the dumpster. That is the most concrete reason to settle the spot when you book rather than when the truck pulls up.

Why the drop-off centre is not enough in Bois-des-Filion

The drop-off centre is right here, at 690 rue de la Sablière, in the industrial park. The Thérèse-De Blainville regional county, which groups seven municipalities, runs no regional facility; this one sits on Bois-des-Filion land and also serves Lorraine and Terrebonne. Open Monday to Thursday 11 a.m. to 5 p.m., Friday 1 p.m. to 7 p.m. and Saturday 9 a.m. to 5 p.m., on presentation of proof of residence, with the first five cubic metres of dry materials, concrete-brick or asphalt free of charge. For a car trunk, it is the right address. Here is where the door closes.

At the curb, the fallback is thinner still. « Each dwelling is entitled to a single 120-litre garbage bin », and a larger bin simply is not collected. Collection runs every other Wednesday, alternating between the East and West sectors of Route 335, and every extra bag requires a 2 $ Surplus Garbage Sticker (five for 10 $), mandatory since January 1, 2024, for a bag of no more than 90 litres and 20 kg — « one sticker can identify only one bag at a time ». The bulky waste collection on the third Monday of the month refuses « construction, renovation and demolition waste (CRD) » by name; the branch collection, the first Mondays from April to November, refuses construction materials « including wood boards », stumps and trunks, and does not serve « properties under construction or vacant lots ». All that remains is the private dumpster — which is what the construction by-law asks for at section 2.5.5 anyway.
